“Incentive zoning” is often applied to the areas where blocks are segmented into small plots and/or roads are narrow and inadequate. Once the area had been designated for this zoning,the merger of the plots are encouraged, small scale building constructions are restricted, and the minimum limit of the building footprint is prescribed.
This system had been enacted in 1969 at the same time as the “Urban Redevelopment Act”, and is very often applied to areas expected to be redeveloped. The area of “Incentive zoning” shall include the area for urban redevelopment project(s). More than 1,000 areas had been approved by urban planning procedures.
As for the “high-efficiency usage promotion type” in the methods with FAR incentive, I have already introduced Specified development block, Incentive zoning, Additional floor area application system (for providing public open space), Urban redevelopment promotion area, and Special purpose plots for urban revitalization. In addition, District planning promoting specific function and District planning promoting high density development still remains to be introduced. I may cover these in the future.
