After establishment in 1999, YPA ‘s first advisory project was “Pacific Century Place Marunouchi”, an urban development on the land owned by the former National Railways in front of Yaesu Exit of Tokyo Station. The “Pacific Century Group” (PCG) of Hong Kong implemented this project with JR East, and we were the advisor of PCG. In this project, “Four Seasons Hotel” had opened the first directly operating hotel in Japan.
We had applied methods of “Equivalent Property Exchange” and “Transfer of Development Rights (TDR)” (= transfer of surplus floor area ratio), which I will introduce in the following posts.
